WHAT IS THE DIFFERENCE BETWEEN A MANUFACTURED AND MODULAR HOME?
A manufactured home, sometimes referred to as a mobile home, is built in accordance with federal building code set by the US Department of Housing and Urban Development (HUD). Manufactured homes are most often found within communities that were developed for this type of housing. However, in northern Florida, where there are few manufactured housing communities, you will find a larger selection of building lots that are zoned for manufactured homes.
A modular home is built in accordance with the Florida State Building Code, the same building codes that govern a traditional site-built home. Modular homes have many advantages and can be constructed on any residential town lot that is not deed restricted. Modular homes qualify for the same conventional mortgage loans and insurance rates. Since modular homes are constructed in a factory and transported to the site, up to 15% more lumber is used in construction than a site-built home; thus, adding strength to the structure of the home.

Absolutely! Once you are pre-qualified, you will be contacted by a lender who specializes in manufactured/modular construction to perm loans.
HOW LONG IS THE PROCESS?
This depends on whether you own your land or not or we are assisting with locating land for you. Our homes are built in a controlled factory environment so there are no weather delays and then they are completed on site. Generally, the process is 4-6 months.
WHAT IF I DON'T OWN MY LAND?
No problem! We have an On-Site Realtor who specializes in locating land for manufactured and modular home buyers.
WHO IS RESPONSIBLE FOR PERMITS AND LAND IMPROVEMENTS?
We have an On-Site Permit Specialist who is very knowledgeable of the permitting process for the different Florida counties we place homes. We will also assist you thru the land improvement phase with licensed contractors and the cost can be included in your financing package with lender approval.
